One of the most anticipated projects in the neighborhood, L Street Station, received approval from the Boston Civic Design Commission (BCDC) last week. The master plan includes the transformation of the old Edison power plant into an eight-building development at 776 Summer Street.
The 1.68 million-square-foot project includes the restoration of four historic turbine halls and the creation of almost 6 acres of open space. According to the Boston Business Journal, the final proposal includes 636 housing units; 860,000 square feet of office/R&D space; 231 hotel rooms and 83,700 square feet of retail.
It’s been a long road for the developers – Redgate and Hilco Redevelopment Partners who hoped to break ground on the project back in 2018. But due to pushback from the neighborhood, the project plan has undergone many changes and revisions.
So what’s next?
Well, this project still has many hurdles to get over including approval from Boston Planning and Development Agency board later this month. The developers will also need several state approvals for waterfront development, deed restriction amendments, and deconstruction permitting.
